L-shaped wraparound extension design, planning drawings and planning applications. Nationwide across England & Wales.

Wraparound extension design

A wraparound extension extends around both the rear and the side of the property, creating an L-shaped footprint. It is one of the most transformative extension types available for semi-detached and terraced houses, substantially increasing the ground floor living space in a single project.

The wraparound format allows a large open-plan kitchen-diner-living space to flow around the back and side of the house, often incorporating a connection to the garden on two elevations. When designed well, it can genuinely change how the entire ground floor of the house works.

Key design considerations

Scale and massing

A wraparound extension is a substantial piece of building work. The design needs to ensure the extension remains subservient to the original house in overall scale and appearance.

The roof

A flat roof across the whole L-shape is the most common approach. Rooflights, roof lanterns or a glazed section over the internal corner can address natural light.

Planning approach

A wraparound extension will require a full planning application in almost all cases. The side element is often the most scrutinised by planning authorities — it needs to read as subordinate from the street.

Internal layout

The L-shaped plan creates opportunities for interesting internal layouts — but also some awkward shapes if not carefully designed. We consider how spaces connect and flow from the outset.
