Side & rear extension design

A combined side and rear extension is one of the most effective ways to transform the ground floor of a semi-detached or terraced property. By addressing both the side return and the rear of the property in a single project, the result is typically a large open-plan kitchen-diner-living space that significantly changes how the home works.

The combined approach also tends to be more cost-effective than two separate projects, since the construction work — foundations, drainage, roof, external walls — is all carried out at once.

Design considerations

The L-shape

A side and rear extension creates an L-shaped footprint. The junction between the side and rear sections requires careful design to avoid awkward internal spaces and to manage the roof drainage.

Roof coordination

A flat roof across both parts, a parapet, or a more complex roof form each work differently. The roof design affects both the visual appearance and the cost.

Glazing and light

Adding a roof lantern or a run of rooflights over the junction between the side and rear parts can significantly improve the natural light in the new space.

Planning requirements

A combined side and rear extension will typically require a full planning application rather than Permitted Development. The planning route depends on the size and location.
