A clear, managed process from your initial extension idea through to a buildable design package — with no surprises at any stage.
Tell Us Your Idea
You tell us about your property and what you want to achieve. It doesn't need to be detailed at this stage — we want to understand your objectives, not receive a technical brief.
We will discuss the property type, approximate size and nature of the extension you have in mind. We can advise on feasibility, the likely planning route and what the service would involve for your specific project.
Survey
A measured property survey is carried out or coordinated. Accurate survey data is the foundation of every drawing set.
Measured surveys can be arranged throughout England and Wales through our survey network. For North West projects, local survey visits can be coordinated directly. A survey will be arranged once the project scope and quotation are agreed.
We Design It
We develop a practical extension proposal based on your brief and the existing property.
We develop the design around your brief, the existing property and the relevant planning requirements. This covers how the extension will connect to the existing house, how spaces will flow and feel, and how the proposal is likely to be viewed by the Local Planning Authority. A basic external 3D image can be produced where it is helpful.
Refine the Design
Up to two reasonable rounds of amendments are included, giving you the opportunity to refine the design before planning submission.
We discuss the initial design with you, take your feedback and make the agreed adjustments. The aim is to reach a design that properly reflects what you want and that is ready for the planning stage. Major redesigns or changes of brief mid-project may require a separate quotation.
Planning
Where planning permission is required, we prepare and submit the full planning application and manage the process through to a decision.
We prepare all required drawings, the application form and supporting documentation. We submit via the Planning Portal and liaise with the Local Planning Authority during the process. Where a planning officer requests reasonable minor amendments, this is included within the service. Planning approval is not guaranteed — the decision rests with the LPA.
Building Regulations
As a separate, clearly defined second service, we can prepare the technical design package for Building Regulations.
Building Regulations drawings are NOT automatically included in the planning package. Once planning is approved (or Permitted Development confirmed), we can quote for the technical design stage. This includes Building Regulations drawings, technical details, structural engineer coordination and information for builders to price and construct the work. Structural engineer fees are quoted separately.
Ready to Build
You have a complete, coordinated pre-construction design package.
At this point you have planning permission, Building Regulations drawings and the technical information your builder needs to provide accurate prices and carry out the work. For suitable projects in the North West, Urban Constructworx Ltd may also be in a position to provide a construction quotation.
Key points to understand
Nationwide service
Design and planning services are available across England & Wales. Surveys can be arranged through our network of survey contacts.
Building Regulations are separate
The planning package does not include Building Regulations drawings. These are a clearly separate second-stage service quoted independently.
No guaranteed approval
No planning service can guarantee approval. We manage the process professionally and prepare designs with planning success in mind, but the decision rests with the LPA.
Turnaround
Initial design is normally issued within 10 working days of receiving a complete measured survey and confirmed client brief.
Planning fees
Planning authority application fees are paid directly to your local authority and are not included in our quotation.
North West construction
For suitable projects in the North West, Urban Constructworx Ltd may be able to provide a construction quotation after the pre-construction stage is complete.
