Side extension design & planning
A side extension uses the space alongside the property — either in the narrow side return (common with semi-detached and terraced houses) or replacing a side garage. Side extensions can work standalone or, more commonly, combine with a rear extension to create a significant transformation of the ground floor.
Side extensions tend to have tighter planning restrictions than rear extensions. The design needs to respect the character of the street scene and satisfy the planning authority that the extension is subordinate in scale to the original house.
Key design considerations
The side return
Many semi-detached and terraced properties have a narrow passage between the house and the boundary. Enclosing this side return can create useful additional space without extending into the garden.
Roof line and materials
A side extension that is visible from the street needs to relate well to the existing roof and materials. Planning authorities typically expect side extensions to be subservient in design.
Relationship to the boundary
A side extension near the boundary requires careful attention to Building Regulations requirements and any Party Wall implications.
Combined with rear extension
A side extension almost always works best when combined with a rear extension. The combined side and rear (or wraparound) approach creates significantly more usable space.
