Building Regulations & Technical Design
After planning is approved, we can prepare the full technical design package your builder needs to price and construct the work.
Important — Building Regulations are NOT included in the planning package
The Extension Design & Planning package covers the design and planning application. Building Regulations drawings and technical design are a separate, clearly defined second-stage service, quoted and carried out after the planning stage is complete (or once Permitted Development rights have been confirmed).
What Building Regulations covers
Building Regulations approval is required for almost all extension work, regardless of whether planning permission was needed. The Building Regulations technical design package provides your builder with the information needed to carry out the work to Building Regulations standards and to obtain approval from Building Control.
What the service can include
- Building Regulations drawings
- Technical construction details
- Building Control application information
- Structural engineer coordination
- Coordination of specialist reports and design where required
- Information suitable for builders to price and construct the work
Quoted separately
- Structural engineering calculations — quoted separately as they vary by project
- Drainage surveys and drainage design
- Party Wall agreements and surveys
- Specialist structural or geotechnical reports
- Building Control fees (paid direct to your Building Control body — Local Authority Building Control or a Registered Building Control Approver)
Where structural engineering or specialist reports are required, we will coordinate with the relevant specialist. Their fees are separate from the Building Regulations design service fee and will be clearly confirmed before any work is instructed.
What is Building Regulations approval?
Building Regulations are a set of minimum technical standards that building work must meet, covering structure, fire safety, insulation, drainage, ventilation, electrics and other aspects of construction. They are separate from planning permission and are enforced by Building Control — either Local Authority Building Control or a Registered Building Control Approver.
Most extension work requires Building Regulations approval regardless of whether planning permission was needed. Even extensions built under Permitted Development rights are typically subject to Building Regulations.
A set of Building Regulations drawings provides your builder with the technical information needed to comply with these requirements and satisfies the Building Control body reviewing the work.
Building Regulations apply in both England and Wales, though there are differences between the two jurisdictions. Projects are designed in accordance with the requirements applicable to the property location.
